Commercial Roofing in Farmington and the South Metro

A commercial roof is a different job from a house. It is usually flat or close to it, it covers a building people are working in, and when it leaks the cost is measured in ruined inventory, closed rooms and unhappy tenants as much as in materials. Omega Exteriors provides commercial roofing across Minnesota and Wisconsin, and for buildings in Farmington and the south metro the work runs out of our Farmington office, the home office of the company. This page covers the systems we install, the kinds of buildings we work on and what to expect when the roof over a business or an association needs attention.

Flat and low-slope systems we install

Most commercial roofs in Dakota County and the south metro are membranes: a single continuous sheet over insulation, instead of overlapping shingles. Omega Exteriors installs the two most common types, TPO and EPDM, on flat roofs for businesses and homes.

TPO is a white or light-colored thermoplastic membrane. Its seams are heat-welded into one watertight sheet, and the membrane is held down with mechanical fasteners or adhesive depending on the building. The light surface reflects sunlight, which helps keep a top floor cooler in summer.

EPDM is a black synthetic rubber membrane that has been on commercial roofs for decades. It stays flexible in deep cold and is a familiar choice on older buildings across the region.

Choosing between them depends on the building, the deck, how the roof drains and what is already there. Our guide to TPO and EPDM explains the differences in plain terms.

Commercial roof repair and leak response

Not every problem calls for a new roof. Most commercial leaks start at a few predictable places: seams that have opened, flashing at walls and parapets, curbs around rooftop units, and drains or scuppers where water collects. A repair that seals those points can add useful years to a membrane that is otherwise sound.

When a leak appears, a few steps help: move what you can away from the drip, note where and when water shows up, photograph the ceiling and the roof above it if you can reach it safely, and call. Tell us the type of building and how the roof is accessed, so the visit can be planned around the people working underneath.

Metal roofing for commercial buildings

Metal roofs suit commercial and multi-use buildings with a pitched roof: storefronts with mansard faces, churches, outbuildings and small office buildings. Metal sheds snow, holds up to wind and needs little upkeep, which matters on a building where nobody wants to think about the roof.

Multi-family and HOA buildings

Townhome associations, condominium buildings and apartment owners make up a large share of commercial-style roofing in Lakeville, Burnsville, Apple Valley and the other south metro suburbs. Omega Exteriors offers multi-family and HOA roofing, along with siding, gutters and windows for the same buildings. For an association, the questions are often about scheduling across several units and communicating with residents; bring them to the first meeting.

Working on occupied buildings

Most commercial roofs are replaced while the building stays open. That shapes the job more than any material choice. Plan for these conversations before work starts:

  • Access: where equipment, a lift and a dumpster can be placed without blocking customers, residents or deliveries
  • Schedule: which days and hours are quietest, and which areas have to stay open
  • Safety: how entrances under the work area are protected and marked
  • Rooftop equipment: who disconnects and reconnects heating and cooling units if they need to be lifted
  • Weather: how the roof is kept watertight overnight while work is in progress

A clear plan for each of these is part of a good commercial estimate.

South metro weather and a flat roof

Flat roofs around Farmington get the full range of Minnesota weather. Public storm records count 52 hail reports of an inch or larger within ten miles of Farmington in the years from 2016, the latest in August 2025, and gusts there have reached 70 mph. Dakota County also ranks 11th of 87 Minnesota counties for cold-wave risk. For a commercial building that means two seasons of risk: hail and wind in summer, and in winter, snow that drifts against parapets and meltwater that refreezes around drains. A roof that drains well in July can pond in March if a drain is iced over, so a spring look at drains and seams is as useful as one after a storm.

Storm damage on commercial roofs

Hail and wind affect commercial roofs differently from shingles. Hail can crack or puncture a membrane, crush the insulation underneath and dent metal edges and rooftop units. Wind works at the perimeter, lifting edge metal and peeling a membrane back from the corners. Damage on a flat roof is hard to see from the parking lot, so a close inspection after a storm matters even when nothing looks wrong. Omega Exteriors provides roof storm damage restoration for commercial and residential buildings.

FAQ

Frequently asked questions

3 questions and answers.

Do you repair flat roofs or only replace them?

Both. Many flat-roof leaks come from seams, flashing and drains and can be repaired. A replacement makes sense when the membrane has failed widely or the insulation underneath is wet.

Can a TPO roof be installed in winter?

Membrane roofs depend on dry surfaces and on adhesives and welds that are sensitive to temperature, so winter work happens on suitable days and with more planning. We will tell you at the estimate what timing makes sense for your building.

Do you work with property managers and HOAs?

Yes. Omega Exteriors offers multi-family and HOA roofing for associations, building owners and property managers.
